How Much Does a Home Inspection Cost in Florida?
Typical prices in South Florida, what changes the cost, and what should be included.
The short answer
In South Florida, most home inspections cost a few hundred dollars, and the biggest factor is the size of the home. A condo or a small home costs less than a large single-family house, because there is more to inspect and it takes longer.
Here's what we charge at Inspect and Protect, so you can see real numbers instead of a range:
Condo or home under 1,200 square feet: $325
1,200 to 1,999 square feet: $395
2,000 to 2,999 square feet: $475
3,000 to 3,999 square feet: $550
4,000 square feet and up: from $625
Wind mitigation and four-point inspections are $150 each on their own, and they cost less when you add them to a home inspection. You can see everything on our pricing page.
What changes the price
Square footage. More rooms, more bathrooms, more roof and more attic mean more time on site and a longer report.
Age of the home. Older homes often have more to document, such as older electrical panels, older plumbing and past repairs.
Add-ons. Wind mitigation, four-point and mold inspections are separate reports. Booking them in the same visit saves you a second appointment and gets your insurance paperwork done at the same time.
Location. A travel fee may apply outside Miami-Dade and Broward.
What you should get for your money
Price only tells you part of the story. Before you book any inspector, ask what's included. With us, every home inspection includes:
A full top-to-bottom inspection of the roof, attic, structure, electrical, plumbing, air conditioning, interior and exterior.
A moisture meter and a thermal imaging camera to find hidden leaks and moisture you can't see with your eyes.
A detailed digital report with photos, usually delivered the same day. You can see what that looks like in our sample reports.
A Florida licensed home inspector who answers your questions after the report is delivered.
Is the cheapest inspection the best deal?
Not always, and the most expensive isn't always the best either. What matters is that the inspector is licensed in Florida, the report is clear and complete, and you get it in time to use it during your inspection period. A missed roof leak or electrical problem can cost far more than the inspection itself.
Read the reviews, look at a sample report, and confirm the license before you book. You can verify our license and certifications here.
